How Often Should You Restripe a Commercial Parking Lot in Texas?
Parking lot striping doesn't last forever, and it fades faster in North Texas than in most parts of the country. Here's what affects that timeline and how to know when it's time to restripe.
What Makes Striping Fade Faster in Texas
- UV exposure. Intense sun breaks down line paint pigment over time, and DFW gets a lot of it.
- Heat. High pavement surface temperatures accelerate the wear of both the asphalt and the paint applied to it.
- Traffic volume. Lots with heavy daily traffic — retail centers, medical offices, restaurants — wear faster than low-traffic lots.
- Surface condition. Paint applied over a cracked or deteriorating surface wears out faster than paint on a well-maintained one.
General Guidelines
Most commercial lots in this climate need restriping every 18-24 months to stay clearly visible, though high-traffic lots may need it sooner and low-traffic lots can sometimes go longer. If you're also sealcoating on a 2-3 year cycle, restriping typically happens alongside that.
Signs It's Time to Restripe
- Lines are faded enough that drivers hesitate or park inconsistently
- ADA-accessible stall markings are hard to see
- Fire lane markings have faded — this can be a code compliance issue, not just a cosmetic one
- Directional arrows or stop bars are no longer legible
