ADA Parking Lot Compliance: A Checklist for DFW Property Managers

Texas projects are also subject to the Texas Accessibility Standards (TAS) enforced by the Texas Department of Licensing and Regulation (TDLR), which can add requirements beyond the federal ADA baseline. Confirm exact requirements for your property with a licensed professional or TDLR before making changes.
Accessible Space Counts
Under the 2010 ADA Standards, the number of required accessible spaces scales with total lot size — generally starting at 1 accessible space for lots with up to 25 total spaces, and increasing from there as the lot gets larger. At least 1 in every 6 accessible spaces (minimum 1) must be van-accessible.
Stall Dimensions & Striping
- Standard accessible spaces generally need a minimum width with an adjacent access aisle
- Van-accessible spaces need a wider access aisle (or a wider stall) to accommodate a lift or ramp
- Access aisles must be clearly striped and connect to an accessible route
- Surface slope in accessible spaces and aisles is limited — generally no more than 2% in any direction
Signage
- Each accessible space needs a posted sign with the International Symbol of Accessibility, mounted at the required height
- Van-accessible spaces require additional "van accessible" signage
Why This Matters
Non-compliant parking creates real liability exposure and can result in complaints or enforcement action. It also affects real people trying to safely access your property.
